This article is based on my recent experience is actually through the process of obtaining cost estimates for building a house in Thailand ever quoted by manufacturers in Thailand and also with the drive to build rates (how many square meters) in relation to a retirement home built in Thailand.
It will be useful to someone to resign on grounds of age, Thailand or planning to retire in Thailand and building a house for retirement.
The two main two ways to evaluate the cost structure of aHouse Thailand
There are basically two ways of pricing a construction project in Thailand.
1. Construction unit prices to estimate the cost of building a house
The first and simplest method is to use rates of building units, ie as per square meter, is the cost to build the house in Baht/m2. There are a number of units for the rates to build houses in Thailand and this based on the standard of the building and the situation in the country.
There areother factors that may influence the price of a house in Thailand, and usually not allowed in the unit build rates.
Just one example is that the costs for building highly dependent appointed by the respective manufacturer prices for the same property from different owners greatly.
The fees for use in estimating the cost of house building are readily available where I live in the United Kingdom (UK). There are many sites listing the unit prices andWe have our books, prices per square meter for a wide range of house types and sizes. This method is often used in Britain and other Western countries to prepare a budget cost of building a house.
But in Thailand the situation is different. I have no "official" build unit prices for Thailand, but several websites, especially those seen forum for expatriates living in Thailand, give an approximate figure of people who have built their house seniorityThailand.
But that's all they are - guidelines - and really not worth using for budgetary purposes.
sites of the unit rates for the Thai house to reduce costs in Thailand are two examples
From A1Real.com
Bangkok: "In March 2006, the buyer has paid 81,975 baht/m2 in recent months to buy a condominium unit, on average, in central Bangkok against 72,596 baht/m2 past twelve."
From Thai AirPark.com
Chiang Mai, northern Thailand: Building a house by Western standards is between 160 and 300 Euro / m2 costs (45 € / Baht (January 2010) that works in 7200 to 13,500 Thai Baht per m2).
Note that the examples are so different in these two.
Another way to achieve the rates of units for Thailand, Thai manufacturers and architects approach. Build me recently, unit prices from a leading Bangkok-based Thailand> Design-and-build companies are in the range 15000-20000 Baht/m2.
The method of application rates of building units is simple. You will develop the basis for the set, including all plans and multiply by the unit rate. No need to include or find a constructor for this method if you have to decide to operate the unit rate.
There are uncertainties inherent in this approach, such as a mixture of different uses are different in variousBuilding.
For example, my property with the same proposal in Pak Chong, Thailand, for example, the house is a typical 'post' and half the ground floor next to be "open" space for use at a later time, and 'other half simple brick walls for a workshop.
Obviously, for these areas is different and distinct from the first floor, kitchen, bedroom and living area contains other.
Another example of different ways (and costs) Building use with my home in Pak Chong example is that on the first floor balcony I have a very large (compared to the rest of the house) and a different semi-open area to provide a fraction of the cost would be to build the living areas in room.
The fact is that the new houses under construction in Thailand are quite often very different style and layout of other houses. This is compared with the UK, where new homes are often in the hundreds, all built on the same> Design. Everyone knows what they are relieved to get a '3 bed semi-house "in England. It can be used safely in this situation taxes.
So, what is used in the calculation of costs? Take advantage of the total area including the ground floor open area and workshop and first floor terrace and semi-open area and the housing sector? Or use the rate of housing units and a smaller percentage of the cost areas?
The problemis that I do not know the basis for the rate of units in the first place. ie if a property is similar to how I was included with the open space, or if it is a property with a higher percentage of the area of real life.
Finally, the unit price method of construction in Thailand can be used only by very rough idea of costs and is not really accurate enough for the preparation of a budget.
2. Get a quote from a Thai-generator for the construction of the houseThailand
This method relies on finding a contractor, an agreement (usually) a series of drawings (also known as home-plans) for the land in question to prepare. (Do you build a house to retire in Thailand) Obviously, the more accurate and detailed plans for the home, the more accurate the bid.
Other documents may also be provided at home to complete the plans and these include a circumference of Works does not describe the scope of the project (usuallyMade in Thailand) and dates. The dates are usually supplemented by a planning calendar of the doors, fittings, etc.
There are three major difficulties with this method.
1. Get home plans and other documents
I am happy that I have to use the Autocad computer-aided design package (CAD) and are aware of the building, so I retired was able to produce CAD drawings, and in my plans for my house PlannedThailand.
Even I did not want a blank sheet of paper to start, but I have plans house Thai government Thai downloaded from the site, there are some (search for "download Thai Government House Plan") and selected as a starting point for my use Thai House Design.
If you do not want this do-it-yourself home projects you need to find someone for you. While this is easy (although somewhat expensive) in the UK, if you try to find a Thai architectthis is for you, then you may have problems.
First, the search for an architect in Thailand is not easy, even if I found one in Bangkok and architectural construction firms, and so I called their home to the plans of mine - but that's another story.
Secondly, how can an architect to explain what you want? This is particularly difficult (impossible?) If you do not already have sketches of me and if they are not in asitting in the same room as the architect and pour over ideas and concepts.
The fact that start with e-mail from scratch outside of Thailand is almost impossible.
2. Translation of documents in Thai language
It's not that difficult if you are willing to pay for a translator in Thailand.
A translator can translate easily, but the list on the CAD drawings in Thai is not easy to know when the translator also useCAD software! My house plans and timetables are in English only and I was able to get a quote from a Thai-builder.
You could try only in English and just get the translator to translate the technical terms that the customer does not understand. Once again to make it much easier when you are in Thailand next to the translator and a foreman.
3. Search for a generator in Thailand
This may be one of the hardest tasks to do.
My wife contactedat least six customers from Thailand and only one product at a price. This price was about house plans and schedules, but I was producing about double what we expected at 2.1 million baht, which works to 16,000 Baht/m2 based.
The answer we get from most manufacturers is that they are too busy working on the provision of a price for a small house to create jobs. It seems that many customers are on large projects in coastal areas of Thailand (eg Phucket), and that our smallsmall project in Pakchong not worth it.
The method I used to find manufacturers of door to door was "You have a beautiful house, can you tell me who was the builder?" I find it easy to bring people together and one day I was chatting with the security guard at our hotel, The House on 8 / 8 Tedsaban Soi 8, Mittrapap Pakchong Rd, Thailand, and announced that he was able to get at least two customers rate .
We took him to this job, but he never received theQuotes. The man who wished he was too busy and another 5,000 Baht front before the creation of a proposal if we have not elected as our builder! By the way, said the security guard that his commission of 10 percent!
In this brief discussion of how I have overcome the budget estimates for a retirement home in Thailand, I discussed the two most important methods, using rates and house plans to provide at an affordable price and the advantages and disadvantages of each method. I too have declared threeThere are difficulties when trying to manufacturers in Thailand, to give you a quote to build your retirement home in Thailand.
